Why April Is Our Busiest Month

Vacuuming does not get road salt out of carpet

Every winter, Toronto puts down road salt from November to April, and every one of us walks it into the front hall. What lands on the carpet is not dirt. It is chloride crystals, and they behave differently.

Salt is hygroscopic, which means it pulls moisture out of the air. Ground into the pile it keeps drawing damp up through the fibre, and each time the carpet dries the crystals resurface as a chalky white bloom across the traffic lanes and the stair treads. That is why the white patches come back a few weeks after you clean them yourself. You lifted what was loose on the surface. What was down in the backing stayed there and simply wicked back up.

A vacuum can only take dry, loose soil. Salt has to be dissolved and physically pulled out, and that is precisely what hot-water extraction does. It is also why we push people towards April rather than December. Cleaning mid-season means doing it again in eight weeks.

Left for several seasons, salt does more than look bad. It stiffens the fibre, it accelerates wear in exactly the lanes that already take the most traffic, and on wool it can eventually break down the dye.

What We Clean

Carpet, stairs and area rugs

Winter salt and grit

The reason most people call. Traffic lanes, stair treads and the two metres inside every door.

Pet stains and odour

Treated down into the underlay, because that is where the smell actually lives, not in the pile.

Fibre matters

Synthetic takes hot water. Wool needs cooler water and neutral pH or the dye shifts. Berber has to be dried fast or it wicks.

Area rugs, in place

Priced by the square foot. No pickup, no week without your rug, and an honest no on hand-knotted silk.

Sofas, sectionals, armchairs and mattresses are on our upholstery and mattress page. Booked together, they are one visit and one minimum.

Our Own Work

Photographs from actual jobs

Real homes, not stock. Different addresses, so nothing here is captioned as a before-and-after pair.

How It Works

Six steps, and one of them is a conversation

1

You send a few details

Rooms, stairs, fibre if you know it, and a photo of anything that worries you. Your price comes back the same day.

2

We inspect before we start

We walk the rooms with you and say honestly what will come out, what will improve and what is permanent. That conversation happens before the work, not after the invoice.

3

Dry soil comes out first

A thorough vacuum. Roughly 80% of what is in a carpet is dry grit, and extracting without lifting it first just turns it into mud.

4

Spots and traffic lanes are pre-treated

Different products for grease, protein, tannin and salt, matched to the fibre. Dwell time matters more than scrubbing.

5

Hot-water extraction

Heated solution in under pressure, straight back out with the soil, then rinsed so nothing sticky is left behind to attract new dirt.

6

Groomed and dried

The pile is set in one direction and we speed the drying. Two to four hours.

Prices

What it costs

Per item, so you can add it up yourself. There is a $129 minimum per visit, which is why most people book two or three things at once rather than a single room.

Bedroom or standard roomUp to about 200 sq ft$59
Living room or large roomOver 200 sq ft$79
Hallway or landingAdd to any room$35
StaircasePer flight, up to 14 steps$75
BasementPriced by areafrom $79
Area rug, synthetic$89 minimum per rugfrom $1.95 / sq ft
Area rug, wool$89 minimum per rugfrom $2.45 / sq ft

The most common booking is a living room, the stairs and the hallway: $79 + $75 + $35 = $189. Add a three-seat sofa and it is $308 in one visit. Booking carpet alongside a move-out clean or a deep clean saves a second trip.

Straight Answers

What we do not do

A shorter list than the one above, and more useful. If you need any of these we say so when you ask, not after we arrive.

×Flood, sewage or water-damage restoration. Different trade, different equipment, different insurance.
×Off-site rug washing. We clean area rugs in place. A valuable hand-knotted, silk or Persian rug belongs in a rug plant and we will say so.
×Commercial contracts above a few hundred square metres. We are a residential route.
×Any promise that a permanent stain is not permanent.

Carpet and upholstery are one-off jobs booked a few days ahead, so we can travel for them in a way a recurring house clean does not allow. Out here the minimum is $199 rather than $129, which is what makes the drive work. We will say so when you ask, not after we arrive. House cleaning stays on the short route.

FAQ

Questions we get asked

How much does carpet cleaning cost in North York?

A bedroom or standard room is $59, a living room or large room $79, stairs $75 a flight and a hallway or landing $35. There is a $129 minimum per visit. A very common booking is a living room, the stairs and the hallway, which comes to $189.

Will winter road salt actually come out?

Usually yes, unless the fibre has been permanently bleached by it. Salt is water-soluble, which is exactly what hot-water extraction is built for. The longer it sits the further it works into the backing, so the best month is April, right after the salt season ends.

How long until I can walk on it?

Two to four hours. A thick wool rug takes longer. Keep the room ventilated and it dries faster, and you can walk on it sooner in clean socks if you have to.

What is hot-water extraction, and is it the same as steam cleaning?

It is what most people mean by steam cleaning, though no actual steam is involved. Heated solution goes into the fibre under pressure and is pulled straight back out with the soil. That is different from dry powder or bonnet buffing, which clean the surface and leave what is down in the pile. Carpet manufacturers generally specify extraction for warranty cleaning.

Does the fibre matter?

Yes. Synthetic carpet, nylon or polypropylene, takes hot water and a wide range of products. Wool needs cooler water and a neutral pH, because alkaline products damage the fibre and can shift the dye. Berber and other looped carpets wick moisture badly and have to be dried faster. Tell us what you have, or we will identify it on arrival.

What about area rugs?

We clean them in place, priced by the square foot: from $1.95 for synthetic and from $2.45 for wool, with an $89 minimum per rug. A valuable hand-knotted wool, silk or Persian rug belongs in a proper rug plant with immersion washing, and we will tell you that rather than take the job.

Do you treat pet odours?

Yes, $35 as an add-on. It matters that the treatment reaches the underlay, because that is usually where the smell lives. Surface deodorising masks it for a week and then it returns.

Do you move furniture?

What two people can lift safely: dining chairs, light tables, ottomans. Not beds, wardrobes, pianos or anything with electronics on it. Clear those in advance if you want the carpet underneath done.

Do you clean carpets in condos and apartments?

Yes, a lot of our work is along Yonge. Tell us the building's access routine and whether there is an elevator booking to work around.

Can you guarantee every stain will come out?

No, and anyone who does is guessing. Bleach, dye transfer from a rug backing, pet damage that has reached the subfloor, and old stains that have been scrubbed with the wrong product may be permanent. We tell you which is which before we start, not after we invoice.
