Sofa, Upholstery & Mattress Cleaning in North York

Hot-water extraction for sofas, sectionals, armchairs and mattresses. Three-seat sofa $119, queen mattress $89, $129 minimum per visit. We read the fabric code before we touch anything.

The Thing Nobody Tells You

Why a sofa gets dirty faster after you clean it yourself

It is the most common thing we hear on the phone. Someone rented a machine or bought an upholstery shampoo, the sofa looked much better for a fortnight, and then it went grey again faster than it ever had before. It feels like the fabric gave up. It did not.

The problem is what stayed in it. Consumer upholstery products are detergent-heavy on purpose, because detergent is what makes the difference visible in one pass. A domestic machine has nowhere near the vacuum power to pull that detergent back out of foam and fabric, so most of it stays. Surfactant left in a fibre stays faintly tacky, and tacky fabric holds on to every particle of dust that lands on it. You have not just failed to remove the soil. You have given the sofa a coating that collects the next lot faster.

Professional extraction is not mainly about putting solution in. It is about pulling it back out. The rinse pass is the step that separates a sofa which stays clean for a year from one that looks tired by March, and it is the step no rental machine can do.

If a piece has been shampooed before, tell us. It takes an extra rinse pass to strip out what is still in there, and the first result will be better than it has been in years.

What We Clean

Sofas, chairs, mattresses and headboards

Sofas and sectionals

Fabric, cushions included, seams and the base included. Sectionals priced by the number of seats rather than guessed at.

Chairs and ottomans

Armchairs, recliners, dining chair seats and footstools. Dining chairs are the cheapest way to reach the minimum.

Mattresses

Body oil, sweat and skin, which is what dust mites feed on. Worth doing if anyone in the house has asthma or an allergy.

The tag decides

W, S, WS or X. We read it first, and if it is missing we test on the back, not on the front where you would see it.

Carpets, stairs and area rugs are on our carpet cleaning page. Booked together, they are one visit and one minimum.

Our Own Work

Pieces we have cleaned

Real furniture in real homes. Fabric type decides the method every time.

How It Works

Six steps, and the second one is the one that protects your sofa

1

You send a photo

A photo of the piece and of anything that worries you. Fabric type if the tag is still on it. Your price comes back the same day.

2

We read the tag, then test

W, S, WS or X decides the whole method. No tag means we test in a hidden spot on the back or under a cushion. We do not learn what a fabric does by trying it on the front.

3

Dry soil and hair come out first

A crevice and upholstery vacuum through the seams, under the cushions and along the base. Pet hair especially, because wet hair is far harder to lift.

4

Spots are pre-treated

Matched to the soil, not to the fabric colour. Grease, protein and tannin all need different products and all of them need dwell time.

5

Extraction and rinse

Heated solution, low moisture, pulled straight back out. The rinse is the part that matters: nothing sticky stays behind to attract new soil.

6

Groomed and dried

Pile brushed in one direction and air movement on it. Four to six hours before the cushions go back.

Prices

What it costs

Per piece, so you can add it up yourself. There is a $129 minimum per visit, which is why a single armchair is rarely a booking on its own.

A common booking is a three-seat sofa and two armchairs: $119 + $45 + $45 = $209. Or a sofa with the living room carpet: $119 + $79 = $198 in one visit. Very large sectionals and heavily soiled pieces are quoted from photos before we book.

Straight Answers

What we do not do

Most of this list exists because doing it badly is permanent. We would rather lose the booking than ruin a sofa.

×Leather, suede and vinyl. Different chemistry, and a bad job strips the finish for good.
×Silk and viscose. They water-mark permanently, and viscose loses its strength when wet.
×Anything tagged X. That code means vacuum only, and there is no way around it.
×Reupholstery, foam replacement or repairs. We clean what is there.
×Any promise that a stain which has already been scrubbed will come out.

Carpet and upholstery are one-off jobs booked a few days ahead, so we can travel for them in a way a recurring house clean does not allow. Out here the minimum is $199 rather than $129, which is what makes the drive work. We will say so when you ask, not after we arrive. House cleaning stays on the short route.

FAQ

Questions we get asked

How much does it cost to clean a sofa in Toronto?

A three-seat sofa is $119, a loveseat $79, an armchair $45 and a sectional from $259 depending on the number of seats. A queen mattress is $89. There is a $129 minimum per visit, so a single armchair on its own is not something we can drive out for.

Why does my sofa get dirty faster after I clean it myself?

Because of what is left behind. Rental machines and supermarket upholstery shampoos are detergent-heavy and there is no way to rinse them properly with a domestic machine. The surfactant stays in the fibre, it stays slightly tacky, and it grabs every particle of dust that lands on it. The sofa looks better for two weeks and then re-soils faster than it ever did before. Professional extraction rinses the cleaning solution back out along with the soil, which is the entire difference.

Can every fabric be wet cleaned?

No, and this is why we check the tag before touching anything. Upholstery carries a cleaning code: W means water-based cleaning, S means solvent only, WS means either, and X means vacuum only, no liquid at all. Putting water on an S-coded fabric can shrink it or leave permanent rings. If the tag is missing we test in a hidden spot on the back or under a cushion before we go near the front.

Do you clean leather?

No. Leather needs a different chemistry and a conditioning step, and doing it badly strips the finish permanently. We say no rather than experiment on your sofa.

How long does upholstery take to dry?

Four to six hours for a sofa, longer for dense foam cushions or on a humid day. Keep the room ventilated. Do not put the cushions back on until both sides are dry, or you trap the moisture.

Do you clean mattresses, and is it worth it?

Yes, $89 for a queen, one side. What comes out of a mattress is mostly body oil, sweat and skin, which is what dust mites feed on. If someone in the house has an allergy or asthma this is one of the more useful things you can do, and it is not something a vacuum reaches.

Do you treat pet smells in furniture?

Yes, $35 as an add-on. The treatment has to reach the foam, because that is where the smell lives once it has soaked through. Anything sprayed on the surface masks it for about a week.

Will old stains come out?

Some will, some will not, and we will tell you which before we start. Fresh spills come out well. Dye transfer from denim on a light fabric, sun-faded patches, and anything already scrubbed hard with the wrong product are often permanent. A stain that has been rubbed is much harder than one that has been left alone.

Do I need to empty the sofa first?

Take the throws, cushions you do not want cleaned, and anything under the seat out. We handle the rest. Tell us in advance if the piece is very heavy or against a wall that cannot be moved.

Can you do it in the same visit as the carpet?

Yes, and it is the cheapest way to book. One visit, one minimum. Most people who book a living room carpet add the sofa in it.
